CCHA Annual Homeowners meeting           December 10, 2018                         7:00pm                Rochester Public Library

 

Board Members in attendance: Rob Mazzola, John Ellwood, Eric Swanson, Jim Clincher, Scott Whitford, Kyle Rajel, Clarence Brantley, Hossein Salimnia, Terry Jones, Ralph Crittenden.  Absent:  Marge Riley. 

 

There were 21 homeowners in attendance.

 

2018 Projects completed:  Rob shared that the following projects were completed in 2018.  Included in this list was the repainting of the light poles at the entrances, removal of the dead/dying junipers in the islands, planting of new bushes and sod, repairing the broken sprinklers in the islands, and the placing of stone/gravel in the “thumbnails” at some islands and the complete replacement on the island at Cross Creek and Otter. 

 

New Board Members:  Rob opened stating there were a number of new board members.  All board members introduced themselves, their time on the board, and where they live. 

 

Roles and Responsibilities: Clarence indicated the committees and the Board members that chair those committees.  An appeal was made to the homeowners in attendance to become involved in committees that may interest them.  The Board cannot do it alone. There was some extended discussion regarding why there were not more sidewalks in the sub.  It was explained to the homeowner that “that was what the developer did”.  There are right of way easements where we could place additional sidewalks, but in past reviews, the Board has found a project of this nature would be cost prohibitive.   

 

Website Review: Scott demo’d the new website (www.cross-creek.org) explaining that it was a first attempt at creating a site and is considered a work in progress.  Comments, complaints, and suggestions for improvement are invited.  Scott demonstrated how the password protected homeowner directory worked, and told the group our directory password is 0121 (for the number of homes in the sub) in order to keep the information private from internet search engines.  Business cards were distributed with the website address, the directory password, and the Association’s PO Box address.  The website appeared to be well received by those in attendance. Flyers will be delivered to all homes in the sub announcing the new website.  A link to the website was also requested to be added to the Subdivision Facebook page. 

 

List of contractors for the Subdivision:  Rob indicated that the Board is committed to creating and keeping a vendor list, so that all board members have access to the information and a resource when there are issues, concerns or repairs required within the sub.   

 

Fall and Winter prep:  Rob explained the kinds of things that are necessary to be done within the sub in preparation for Fall/Winter.  Specifically, the removal of the water meters by the city and blowing out the sprinkler lines.

 

2018  financial results:  Clarence distributed information and reviewed the 2018 financial results.  There was a question regarding the bidding /contract process for our vendors.  The Board responded that we have a difficult time getting vendors to submit bids, and when we are able to get a good value, we typically place the vendor on a 3 year contract.

 

2019 projects :The Board has committed to look at placing a number of solar lights around the sub to allay safety and security concerns.  Additionally, the Board will revisit “speed control” measures that could be taken to slow traffic on Cross Creek and Lakeview.
